Should I Accept a Contingent Contract from a Buyer that still needs to find a buyer for
their home?
No. When you accept a CK – Contingency with a Kick-out contract, the status in the FMLS and MLS is changed to
CK. In a saturated market with more houses on the market than buyers, agents nor buyers want to wait to see if your
buyer will remove their financial contingency when asked and given 24 to 48 hours to respond.
But more importantly, if you decide that you have made a mistake in taking a CK contract after the fact, you can not
terminate that right of the buyer to hang in there and keep your house off the market until your closing date passes.
CK contracts very rarely work out and leave the Seller with starting all over again.
Instead of accepting a CK contract, you could tell the buyer that you will call them when you think that you are getting
an offer.
