Showings & Feedback

First time showings to do not result in any feedback that you should take action on that should not already be obvious to you. After almost 10,000 closings at Duffy Realty, we have NEVER had feedback that helped a client and resulted in a sale from a first time showing.

Feedback is hard to get from an agent for two reasons. 1. Because most of the time the agent doesn't really know the feedback - they are just looking for the emotional match and your property is 1 of 10's of homes that they are going to show that buyer if they are lucky enough to hang on to the buyer.

AND, if an agent has been hired by a buyer, some agents feel that it frays their obligations to their buyers to give feedback to you, the seller, when their buyer has interest.

A second time showing - is something different and we want to follow up ASAP with the agent.  Second time showings should be sent to duffycontracts@gmail.com so that we can follow up with the agent and perhaps write the buyer an offer. We call this a reverse offer and it is effective in the right circumstances. However, just so that you know upfront, some agents will not call us back until their client is making an offer as they feel that they have a duty to their client and that their feedback is a violation of that duty.

You should be keeping count of every showing to lower your price on the 6th showing. If you are not going to lower your price 2%, consider at least raising the buyer's agent commission to 4% if you are not already there. Send price changes to duffychanges@gmail.com

Real Estate Marketing Rule of Thumb: After 6 showings or 30 days, you need to lower your price at least 2% of your sales price. If you are not willing to lower 2%, raise the buyer's agent's commission 1%. Send your changes to duffychanges@gmail.com
