What Happens During My Home Inspection?

This may be the longest four hours of your life!   Go to the movies or go get lost somewhere.  

The inspector, buyer(s), sometimes the buyer's family, the buyer's agent and any other inspector or friend of the buyer
will come over and hang out while the inspector probe and prods your home.  

The inspector and buyer may even whisper if you are there.

It is best if you are not home so that they can have some privacy. If you do decide to stay, serve lunch, cookies or something that makes the buyers feel at home.

Then the inspector will type up the report on their laptop, print the inspection for the buyer, agent and yourself and they will be gone.  The inspector may take photos and direct you to a website to see the photos.

The agent may leave a copy for you at the house.  Please send the Amendment to Address Concerns when you get it from the agent so that we can sign it. This Amendment is sent inside the Due Diligence Period stated in the contact.

When you receive the Amendment, it is our recommendation that you give money in lieu of any repairs by either lowering the sales price or giving the buyer money after closing if their lender allows. We give general advice but if you need more help, we charge $250.00. Download the Addendum for help here.

Please don't send us the Inspection Report until you have an Amendment from the buyer or buyer's agent. We don't need your Inspection Report.
