Make a Reverse Offer to a Buyer After They Have Seen Your Home 2 Times

 

So, the Buyer has been to your home twice now. What to do next? We know based on their interest that your home is on their short list. The question remains, how do we get the Buyer to decide on your home?

Send an email to duffycontracts@gmail.com. Include the Buyer’s name and number (or the Agent’s contact info if there is an Agent) and we will call them to see where they stand on your home. Also, include your seller's disclosure in your email or fax it to our office with a mention that you are faxing in your email. We will get the feedback.

Once we have answered their questions we will send them your Seller’s Disclosure so the Buyer has the information needed from you. We are one step ahead. We are making it easy for them to make a decision!

Here is where we really capture them: the next step. This is where you come in. We need you to decide on a price. Why, you ask? Because you are making the Buyer an offer. I know that this seems backwards then the “regular way” of waiting around for the Buyer to make the first move but we need them to make a decision! Remember when deciding on a price that this is just the 1st round! Make sure that you do not go down to your bottom number, as this is only to get the Buyer talking. Give them enough of a drop to entice them but not so severe that you can not come down further!

So to recap: If a Buyer (or an Agent) sees your home twice you need to do the following:

 Gather the contact information
 Get your Seller’s Disclosure ready to scan and email
 Send an email to duffycontracts@gmail.com
 Include in the email the: contact info, your property address, the seller’s disclosure and offer price

Once we receive the email we will call the Agent/Buyer and start negotiating. We will reply to your email and let you know where we are based on their response. It is that easy!
