How To Take Photos Of Your Home

Taking photos of your home: Focus on the features of your home, not your furniture. If you have a wall of windows in the back of your home, take a picture of those. Beautiful fireplace, awesome kitchen cabinets, etc... When you take the back of your home, unless you have an upgraded deck, don't take a picture of the deck, take a picture of the backyard. When you are looking at your photos, please look at them closely and make sure that you are convinced that this is the best that your home can look. If you are not convinced that you would buy your own home again, right now, then it will be hard to get a buyer to do the same.

Your job is to tell your story with pictures! Make sure that your pictures represent your home well.

Let me tell you a quick story. Frank and I were very serious about buying a home in Big Canoe. They had 180 photos posted on a site. We studied those pictures over and over and noticed that there was a floor fan in the bathroom hidden behind a hamper in the master bathroom. I asked the listing agent about this and she found that the owner used this fan in the bathroom. That seemed weird to me. The house was 3 million dollars. Why on earth would you need a floor fan in the master bathroom of a house that expensive. When I went to visit the home, I found that there were no vents in the bathroom. Uh huh! Your buyers will be as intense with your photos. That is why you have to be careful about focusing your pictures on your features, not your decorating or lack thereof. Staging helps with this.

We need the front photo of your home within 10 days to avoid the fine from MLS and FMLS.

What is the Picture Upload Process?

1. Upload your pictures to the above link.

2.  We will then post your pictures to FMLS, MLS and HomesByOwner.com.  

** HomesByOwner.com's ad is not built until we start posting photos.  

3.  Your photos will then start to post on all other agent websites.  This can take up to 7 days and sometimes the photos will never appear on the sites.

** If you see correct photos on your listing and then don't see the correct photos later, please write us an email at:

duffychanges@gmail.com

Add on the subject line your FMLS number, address and WRONG PHOTOS


We have also noticed that some sites do maintenance and don't accept new listings and/or pictures on the listings. Usually they will come up later.



If you do a Virtual Tour - You still need to select your photos for FMLS and MLS

After the virtual tour is taken, the tour will be linked to Realtor.com within 24 hours.  When you open the tour to see all of the pictures they will all have names:  front view, front view 2, foyer, living room, etc.  Email the names of 20 pictures for FMLS for GAMLS to duffychanges@gmail.com with your address in the subject line of the email.

 


Change Your Pictures Often

You should change your pictures every 3 weeks to make sure that you don't miss a buyer who clicked over you because they did not like the your curb appeal from the angle that you took the picture from. Buyers today pull up the price range and then say "seen that, seen that" and they just keep clicking.
