How Do I Hold An Open House?

1. Buy signs from Home Depot or Lowes that say OPEN HOUSE. Here is a link to the FMLS Store. They sell Open House signs as well.
Put the price of your home on the open house sign (i.e. 400K).

2. Hold your Open House any day and time that you are home by putting your signs at the front of your subdivision and in front of your home.

3. Invite your guests into the home, but do not follow them around.

4. Be available to answer questions. Don’t ask too many questions yourself.


**If you are uncomfortable with the prospect, when you open the door say “I was just about to pull the sign. Let me get your name and number and I will call you back for a more convenient time for both of us.

**Keep pen and paper at the front entrance way to take names of numbers of all guests before they enter the home.

What Should I Expect From an Open House?

Unless you state on your open house sign the price of your home, expect that most of the people who come into your home don’t know your price. So, you can’t really count them as buyers.

Sometimes owners get no traffic. Most of the time owners report 3 to 4 couples in a few hours time.

Many owners have sold their home from an open house.

Remember that this is a marathon, not a sprint. If you leave your home consistently open, you will have a better chance of selling your home to someone that is not working with an agent. There are thousands of dollars to be made!

Smells: The best smell is not a flower. Clean linen, spa fresh or vanilla would be best. Only use one scent in your home. Don’t forget the garage and basement! Also, if you could have dog or teenager sock smells, one of my clients told me about lava rocks that you can get at Home Depot. I have not bought them myself, but they are suppose to eliminate smell. Don’t forget to wash your curtains if you have pets. They hold smells.

Should I Change My Carpet and Paint?

Well this is controversial! One side says let the buyer choose. The other side says it is too distracting to see old, colored and/or faded carpet with stains. It makes the house look old.

It is true that if a house is Staged without clutter and junk, it helps the buyer determine what really needs to be done and does not look as overwhelming. But, it still leaves the problem that most buyers have little money to fool with upgrading a house after they have made a down payment and moved.

If you choose to replace the carpet, choose medium grade beige or tan carpet. Avoid too dark and too light. Dalton, Georgia is a great place to shop. There are also some places on the access road heading north on 85 near Spaghetti Junction.

Remember that if you change the height of the carpet you may have to shim the doors and then we are just starting another rat’s nest.

If you choose not to carpet or paint, you could offer a decorating allowance. Most lenders will allow cash contribution from the seller in a transaction of 3% of the sales price. However, do not state how much you are willing to give the buyer. Instead place a sign at the place of objection on the wall stating

You may find yourself able to paint a few rooms at a time with neutral colors. Do not use white.

At least you should use Mr. Clean’s Magic Sponge to wipe down your trim. Be careful on walls, it peels paint, but is magic!

A quick coat of a neutral tan can also help, even if you don't paint the trim.

Objections In Your Home

Objections can be overcome by thinking out of the box for a solution. Most can be overcome by addressing the issue by adding a card to the wall where the objection is that states

______________ allowance is available.

Do not add the amount of the allowance. This will be negotiated inside your offer if the buyer adds it to the offer. You can also address concerns by doing a letter to the buyer that you add to your marketing table.

For instance, let's say your home backs to a busy road, but you have a privacy fence. In your letter, state that you enjoyed the privacy of not having someone with a two story home being able to look into your backyard.

How Long Should I Expect Buyers to Stay In My Home?

Most buyers only stay in a home about 5 minutes. In this case they may come back for a second view if the home meets their criteria.

On a second or more serious view, buyers will stay up to 2 hours. It is best if you can leave them alone. They may sit outside on the deck, sit in your family room or kitchen and may even sit in your formal living room. Buyers need to make the connection with your home. The connection is important in getting your price so be patient with the invasion of your privacy.

If you can, make your garage as spotless as possible. Gray epoxy paint is impressive if you can swing the time and effort. If you have a tool bench, set it up like you are in the middle of a craft project. Make people feel like the garage could give them a lifestyle of “escape” if you can.

Comparables if you have them (I can send you a              CMA report that you can printout)
Flyer
Photo's of your home's unique characteristics
Termite Warranty if you have it
Homeowner's Warranty if you have it
Appraisal if you have one

Make copies of all of these in case the book disappears! You should create a back up book as well.
